An Iconic Historic Renovation Comes to Life
We’re thrilled to share the completion of an historic residential estate restoration located in Montecito, California. Spanning more than three years of design, planning, and construction, the project represents a comprehensive collaboration across Clear Architecture, Clear Construction, and Clear Millwork.
Situated on the storied 200-acre Arcady parcel originally purchased by industrialist and philanthropist George Owen Knapp in 1912, the estate embodies a rare intersection of historical preservation and modern technical innovation. The property—featuring sprawling gardens, an underground ballroom, and a neoclassical residence—required meticulous restoration efforts to honor its architectural legacy while introducing contemporary livability.
From the outset, the client’s vision centered on intentional design: creating distinct, purposeful spaces that balance classical elegance with modern functionality. Clear Group’s interdisciplinary approach enabled the seamless integration of architecture, construction, and millwork, ensuring that each element of the home was thoughtfully executed with precision and cohesion.

The restoration presented complex structural and technical challenges, including the adaptation of a historic concrete pavilion originally built in the early 20th century. Clear Group implemented an underground HVAC system to support long-term structural integrity, alongside advanced waterproofing measures to protect the estate against environmental exposure. Throughout the project, our team worked with a local historian well-versed in early 1900s Santa Barbara architecture to ensure proper restoration techniques and aesthetic consistency.
Additional highlights of the project include a custom 2,500-square-foot coffered ceiling designed to conceal structural elements, bespoke millwork installations throughout the home, integrated lighting systems, and hidden technology features such as motorized television mounts. Outdoor enhancements included a fully redesigned pool and hardscape, a new tennis court, outdoor kitchen and careful restoration of original landscape elements, including early 1900s fountains and staircases.
Throughout the estate, Clear Millwork’s craftsmanship is evident in custom cabinetry, architectural detailing, and specialty features that complement the home’s historic character while delivering modern performance. The result is a residence that feels both timeless and highly functional—an enduring testament to the possibilities of integrated design-build delivery.
